Bhu Sathi is a service operated by Chiranjib Dash (sole proprietor), based in Odisha, India. By using Bhu Sathi (“the service”) you agree to these Terms. Please read them carefully.

1. What we provide

Bhu Sathi sells pre-processed land-record data for villages in Odisha, compiled from the publicly available Bhulekh (Record of Rights) portal and delivered as downloadable Excel files. We organise and structure this public information for convenience.

2. Not a government entity

Bhu Sathi is an independent service. We are not a government body and are not affiliated with, endorsed by, or connected to any government agency or the Government of Odisha. For official or legal purposes, always rely on records obtained directly from the relevant Revenue authority.

3. No guarantee of accuracy

The data is derived from public records and is provided “as is” for informational convenience only. We do not guarantee its accuracy, completeness, currency, or legal validity. You are responsible for verifying any information before relying on it.

4. Pricing & payment

• The price is ₹100 per village unless stated otherwise at checkout.
• Prices are shown in Indian Rupees (INR) and are calculated and confirmed on our server at the time of purchase.
• Payments are processed securely by Cashfree. By paying, you also agree to Cashfree’s terms.

5. Delivery & licence

Files are delivered digitally and become available to download immediately after a successful payment, and any time afterwards from “My Orders”. Purchased files are for your own personal or official use. You may not resell, redistribute, or publish the files as a competing dataset.

6. Free samples

We offer a limited number of free sample downloads per session to help you preview the data. Samples are provided for evaluation only.

7. Acceptable use

You agree not to misuse the service, including attempting to bypass payment, scraping in bulk, overloading our systems, or using the data for any unlawful purpose.

8. Limitation of liability

To the maximum extent permitted by law, Bhu Sathi shall not be liable for any indirect, incidental, or consequential losses arising from use of the service or reliance on the data.

9. Governing law

These Terms are governed by the laws of India, with jurisdiction in Odisha, India.
